YlläpitoPlus service responds to THE amended Housing Companies Act
The YlläpitoPlus service takes into account the changes to the Housing Companies Act that have come into effect in July 2010, placing new requirements on housing companies’ activities. The service includes making and updating the housing company’s maintenance plan, using an electronic property management system, and making a website for the housing company, among other things.
Housing company maintenance to be anticipated for the next five years
The new Housing Companies Act requires that housing companies keep an annually updated maintenance plan that details the technical condition of the property and predicts repair and renovation needs for the next five years. The board of the housing company is responsible for the maintenance plan, so we recommend having it done by an expert. In the YlläpitoPlus service, an appointed consultant is provided for the housing company, who will make and update the plan and provide concrete proposals for renovation measures.
Log to be kept of shareholders’ own renovation projects
According to the law, shareholders must inform the housing company in writing of any renovation or change to be carried out in their apartments. The housing company must store the notifications and keep a log of the work. The electronic property management system included in the YlläpitoPlus service makes this much easier to manage. In it, building permits and other documentation can be linked to the apartment-specific notifications to which they pertain.
A website and shareholder surveys improve housing company communications
The YlläpitoPlus service includes a website for the housing company, created by taloyhtio.info. Having a common communication channel speeds up information flow within the housing company and allows the board to work online.
Annual shareholder surveys are carried out to collect information for instance on water fittings, which from July pass on to be the domain of the housing company. This means that for instance responsibility for maintenance of toilet seats is transferred from the individual apartment owner to the housing company. The feedback received through the survey makes it easier to control the maintenance of the property as a whole.
