Facade structure condition surveys
The advanced deterioration of concrete can be seen with the naked eye,
but internal changes to a structure, such as incipient damages and
determining the rate of damage progress, require careful condition
surveying. A condition survey determines the condition of a structure at
regularly scheduled points during its lifecycle. We examine the current
status of structural elements by means of field and laboratory
research. We prepare a research report which presents conclusions
concerning the condition of the structures as well as the most feasible
renovation recommendations.
Condition surveys are the cornerstone of project and renovation
planning. We use Concrete Association of Finland's publications Concrete
structure condition survey BY42 and Plaster facade condition survey BY44
in the condition surveying of facade structures.
HWD (heating, water and drainage) plumbing condition surveys
Water and drainage pipe corrosion quickly leads to water leaks. The rate
of corrosion can be monitored with field and laboratory surveys which
are used to anticipate possible pipe or joint leaks. The condition of
pipes and their joints can be examined by x-ray, ultrasound and
microstructure surveys. We determine the types of corrosion and the thickness of the remaining wall, and estimate the remaining service life of the
pipe and joint.
Plumbing condition surveys are used to determine the need and timeframe
for system renovations, and to draft a maintenance programme for the next ten
years, complete with cost estimates. Plumbing condition surveys are
conducted in accordance with the water and drainage equipment condition
survey guideline set by Suomen LVI-liitto.
Surveys of hazardous materials
Hazardous building materials are organic or inorganic compounds that in certain concentrations
pose health or environmental hazards.
Hazardous materials have been used in building materials since the
beginning of the last century.
Surveys of hazardous materials are used to chart materials found in building structures and utilities that pose
danger to the health. The
survey also includes an assessment and remediation of the ground
surrounding the property. Vahanen offers environmental services for
this. The survey is included in the property renovation project planning
and renovation planning, which comprehends, among others, the
specification of demolition limits and structures to be refurbished. A
survey of hazardous materials minimises the level of risk during work
and following the renovation.
